# Using workflows (Property OS)

> Run maintenance and other workflows from the app

## When to use workflows

Use workflows to run standard processes. In Property OS you’ll often use **maintenance** workflows: from a new issue, the app can assign a vendor, create a work order, run scheduling, and update statuses.

Other workflow types (e.g. leasing, tenant engagement, vendor management) may be available depending on your organization.

## How to run a workflow on an issue

1. Open **Operations** → **Issues** (or **Maintenance** → **Issues**) and select an issue.
2. Find **Start workflow** or **Run workflow**.
3. Choose the workflow (e.g. default maintenance workflow).
4. Confirm. The app creates a **workflow run** and runs the steps (e.g. assign vendor, create work order, start scheduling).
5. Follow progress on the issue or in a workflow runs list. When it’s done, the issue status may update (e.g. In Progress, Resolved).

## What the workflow does

Steps depend on how your org set up the workflow. A typical maintenance workflow:

* Assigns a vendor or creates a work order.
* Starts **scheduling** (vendor proposes times, tenant responds).
* Creates an appointment when both agree.
* Updates the issue status and may send notifications (email or in-app).

## If something fails

If a run shows **Failed** or stops, check the run detail or the issue’s activity feed. Often it’s missing data (e.g. no vendor, no unit) or permissions. Fix and run again if needed.
